<br />Form A of the storm water control requirements and submit this to the Public <br />Works and Engineering Department. <br /> <br />85. The design of the proposed improvements shall conform to the soils report <br />prepared by Treadwell & Rollo, dated 10 November 2005. <br /> <br />86. The typical sections for Birch Creek Drive shall be revised to include: <br />. An 8 foot wide Public Service Easement behind the property line, <br />. The street section shall include a 5-foot wide monolithic sidewalk, and <br />. There shall be a subdrain installed along the back of the curb and running <br />along the entire length of the street and connecting to the storm drain <br />system. <br /> <br />87. The typical section for Vineyard Avenue shall be revised to include an 8 foot wide <br />Public Service Easement behind the property line. <br /> <br />88. The applicant shall dedicate to the City of Pleasanton that portion of the street area <br />lying within the proposed street at the corner of Vineyard A venue and Birch Creek <br />Drive. <br /> <br />89. The applicant shall install an additional street light similar in appear to the other <br />street lights on Birch Creek Drive near the most southerly driveway of the <br />development. The light fixture shall be a full cutoff type. The rate schedule and <br />wattage of the light shall be determined by the City Engineer. <br /> <br />90. The typical section I-I shall be revised to include a swale adjacent to the property <br />line to prevent drainage from traveling onto the adjacent property. The swale shall <br />be graded to drain to the onsite storm drain system. <br /> <br />91. The grading of the parking stalls in the northeast corner of the development shall <br />be regraded to eliminate the grade difference between the parking stalls and the <br />existing ground on the adjacent property. <br /> <br />92. The utilities within the development shall be private and maintained by the <br />homeowners association or maintenance association. There shall be a separate <br />water supply for the domestic and irrigation system and fire sprinkler system. <br />Where the new water laterals connect to the City water main at Birch Creek Drive <br />there shall be a water meter and backflow devise for the domestic and irrigation <br />systems. The fire sprinkler line shall be looped unless otherwise approved by the <br />Fire Marshall and City Engineer and have backflow devices and each connection. <br />The sizing of the on-site utility lines shall be subject to the review and approval of <br />the Fire Marshall and City Engineer. <br /> <br />13 <br />
