Chairperson Maas suggested that some benches would be a good addition if an entire <br />outdoor patio is not included. <br />Commissioner Fox noted that she liked the design and did not have problems with a retail <br />use as long as it was not ahigh-traffic use like a video store. She noted that there were <br />not many places to eat in this area. Shc expressed concern about vinyl window signs and <br />would prefer that the conditions of approval specify that no vinyl window signs be <br />allowed in that complex- <br />Mr_ Mahoney noted that he would incorporate that request into the Master Sign Program. <br />Commissioner Fox would like to see a crosswalk to accommodate pedestrian flow if a <br />restaurant is to be placed on the site. She would support outdoor seating and would like <br />to see a small Fountain to mitigate the noise from the carwash_ <br />Chairperson Maas suggested that a different type of pavement from the street be used if a <br />crosswalk is to be installed; however, she did not want the applicant to go to <br />extraordinary expense. <br />Commissioner Fox noted that she liked the design. <br />Commissioner Pearce complimented the applicant on the design and in incorporating the <br />previous comments. She would be interested in seeing the results of the traft3c survey. <br />Mr. Mahoney advised that they conducted very thorough conversations with staff with <br />respect to traffic issues and. understood what other applicants would do in terms of hours <br />of operation. He noted that the uses' impacts on peak-hour traffic were dependent upon <br />the tenant, the type of business, and the hours of operation.
