ROLL GALL VOTE. <br />AYES= Commissioners Arkin, Blank, Fox, Maas, and Roberts_ <br />NOES: None. <br />ABSTAIN: None_ <br />RECUSED: None. <br />ABSENT= None_ <br />Resolutions Nos_ PC-2005-40 and PC-2005-41 recommending approval for the Negative <br />Declaration and the project, respectively, were entered and adopted as motioned. <br />Commissioner Arkin leR the meeting at this time. <br />e_ PUD-82-16-18M_ Becky Randall <br />Application for a major modification to an approved development plan to modify <br />the existing building envelope to construct an approximately 750-square-foot <br />detached garage at the southeastern side of the rear yard located at 1038 Gray Fox <br />Circle- Zoning for property is PUD-LDR (Planned Unit Development -Low <br />Density Residential District. <br />Commissioner Pearce took Commissioner Arkin's seat on the dais~ <br />Ms. Decker presented the staffreport and described the layout and. background of this <br />application. Correspondence had been received from an adjoining neighbor related to <br />seeing the roof of the garage and whether there would be a loss of landscaping towards <br />the structure. Staff believes that through landscaping, the project should be able to <br />adequately able to screen the garage. The proposed materials will match the existing <br />residence- She noted that wiiho ut the comments from the neighbors, this would have <br />bean processed as a minor modification on the staff lave] _ <br />Chairperson Maas disclosed that she had visited the site. <br />Commissioner Roberts disclosed that she had visited the site. <br />In response to an inquiry by CJommissioner Roberts whether the geotechnical work would <br />come afterwards should this project be approved, Ms. Decker confirmed that was correct. <br />THE PUBLIC HEARING WAS OPENED. <br />Becky Randall, applicant, 1038 Gray Fox Circle, noted that the purpose of the additional <br />garage space was to store their Suburban, boat and other items, which they are currently <br />paying to store. She noted that their storage area had been broken into and the boat had <br />been sitting in the elements. They preferred to have their property neat and tidy, with. <br />their possessions stored in garages- She noted that their 1.25-acre lot could easily <br />accommodate this garage and that they had considered their neighbors' views and the <br />PLANNING COMMISSION MINUTES August 10, 2005 Page 16 of 19 <br />
