Mike Walsh <br />Work session to review and provide comirients on the applications for PLJD <br />rezoning and development plan approval to construct seven light industrial/ <br />warehouse buildings totaling 46,550 square feet on a 253-acre parcel located on <br />the easterly corner of Valley Avenue and Busch Road. Zoning for the property is <br />S ~Study~ District. <br />Ms. Decker introduced. Mr_ Pavan, who corrected the staff report and stated that because <br />the zoning is industrial, a Cseneral Plan Amendment is not required_ He summarized the <br />staff report and described the history and scope of this application_ He noted that the <br />property was highly constrained. The purpose of the work session was to determine <br />whether the Planning Commission considered the proposed project to be a workable <br />development type for this site. If so, the applicant will do the necessary additional work, <br />generate uses and traffic analysis, and return for a public hearing_ He noted that the <br />project posed a difficult design challenge and that the landscape area on the edge of the <br />parking area was five feet with athree-foot overhang. It rendered the provision of <br />bioswalcs ~rcquiring 1 O feet of widths to be infeasible.
