Future building developers shall work with the Mariposa Ranch Design Review <br />Board and the Planning Department to implcnicnt the applicable L7S Green <br />Building standards on exterior building and site lighting, with the objective of <br />reducing light glare. <br />3. Future building applicants and hotneowners arc encouraged to use best <br />management practices for the use of pesticides and herbicides, similar to the <br />integrated pest management program used ou the golf course~ <br />4. Future building applicants shall explore with the Mariposa Ranch Design Review <br />Board and the Plarirting Department staff the storage and use of recycled gray <br />water, rain water, etc. for landscape irrigation- <br />s. Future building applicants are encouraged to use permeable paving for on-site <br />driveways, sidewalks, patios, etc_ <br />6. The appeal period of the Zoning Administrator's action for the new homes in the <br />development shall be 20 calendar days from the date of approval If the 20~~' day <br />falls on a weekend or holiday where City of Pleasatitoti offices are closed, the <br />appeal period shall extend to the Monday following the weekend or the first <br />business day following the holiday. <br />7. A list of all green building measures in the home designs i2~r this development <br />shall be provided for the review and approval of the Planning Director with the <br />applications for design review approval. Each home shall be designed to include <br />a minimum of 50 points using the Alameda Couniy Waste Mai~agenient <br />Authority's Green Points system with a minimum of ten points in each category <br />Resources, Energy, and IAQ/Health. <br />Commissioner Arkin suggested that the state-of--the-art methods mentioned in <br />Condition No. 2 not be specified because of the variety of new technology available to <br />consuir~ers, including wireless access. <br />Ms_ Ncrland advised that the overall guidelines had been approved by City Council_ <br />G'onimissioner Blank noted that the condition used "e.g." <for exampled and not "i.e." <br />(that is). Commissioner Arkin agreed. <br />THE PUBLIC HEARING WAS C)1PENED_ <br />David Bogstad, project architect, noted that the applicant was cotrimitted to building the <br />structure well and plans to sell it; he believed this project would be visually special. "1'he <br />applicant was looking forward to commencing construction. <br />Related to the Council-amended conditions and in response to an inquiry by <br />Commissioner Blank regarding lighting, Mr_ Bogstad confirmed that mercury vapor <br />lights would not be used. Regarding herbicides and pesticides, Mr. Bogstad stated that <br />non-nitrate chemicals would be utilized, such as what he has used in "I'~hoe. <br />Kevin Close, 871 Sycamore Road, expressed concern about the water level and the <br />- treatment of gray water next to a wetland. <br />Pl,ANNINCi COMMISSION MINUTES April 7, 2005 Page 6 of 15 <br />
