accordingly- He looked forward to the Commission's input- Regarding the businesses in <br />the building, they did not have any pre-leased tenants. He believed that the shape and <br />size of the two buildings were adequate; any comments would be incorporated into a new <br />set of drawings. <br />In response to an inquiry by Commissioner Arkin whether he had seen the drawings for <br />the gas station that was recently approved in that area, Mr. Lee replied that he had not. <br />Commissioner Arkin suggested that he ask staff for those drawings to familiarize himself <br />with what was approved. Mr. Lee noted that the building would be amulti-functional <br />building. <br />Commissioner Arkin noted that the gas station building did not look like a typical gas <br />station. <br />Ms_ Alice Pryor, 3425 Bernal, noted that traffic in that area was already congested and <br />expressed concern about the potential increase in traffic with this use- She inquired <br />whether another light or a turn lane would be installed- She was concerned about the <br />kind of retail that would be in the buildings and that it may be a safety concern. <br />Commissioner Roberts expressed concern that the east-facing side of the building was <br />very dull and standard. She believed there should be a more articulated and attractive <br />building front on Bernal Avenue. <br />Commissioner Blank agreed that the visual element of the building was deficient- _ <br />Commissioner Arkin suggested that the orientation of the building be rotated. <br />Commissioner Roberts agreed with Commissioner Arkin's suggestion that the applicant <br />look at the new gas station building as a good example of design. She noted that the roof <br />looked very flat and suggested that the applicant add a roofing element with some slant <br />and character to it_ She believed this current design was obviously atilt-up building. <br />Commissioner Fox suggested that the building be centered rather than adjacent to the <br />property line- <br />Commissiouer Roberts agreed with Commissioner Fox's suggestion, which would also <br />allow separate ingress and egress and would hide any auto work. <br />C onzmissioner Fox suggested that the applicant consider one building instead of twos <br />perhaps in an "L" shape. She noted that augmenting the landscaping between the front of <br />the building and Bernal Avenue would add to the attractiveness. <br />Chairperson Maas suggested incorporating a breezeway between the two buildings. <br />PLANNING COMMISSION MINUTES January 12, 2005 Page 13 of 21 <br />
