In response to an inquiry by Commissioner Fox whether the City had a list of similar <br />above-ground tanks in town, Mr. Pavan replied that could be included in the staff report. <br />Ms. Stefani advised that the State's requirements for underground tanks were unique and <br />that there were still occasional releases from underground tanks. Keow Young Lee <br />Workshop to review and provide comments on a proposal to develop a <br />17,775-square-foot two-building commercial development on a 1 .44-acre site <br />located at 3283 Bernal Avenue- Zoning for the property is PUD-C Planned Unit <br />Development - Commercials District- <br />Mr. Pavan summarized the staff report and described the layout of the subject site. <br />Because of the site's layout and placement and because the Planning Commission has <br />previously expressed concern and interest about the design direction that takes place on <br />this property, staff believed a workshop would be appropriate to review the overall issues <br />of building siting, overall building design theme and uses, and to provide general <br />direction to the applicant- This item would be peer reviewed by Larry Car~rton to <br />examine and incorporate the direction provided by the Planning Commission, as well as <br />to look at the detailed aspects of the proposed design. The subject property posed a <br />difFicult design siting problem due to the narrow pie shape of the project site- Staff noted. <br />the initial design of the property featured plain design detailing and a great deal of <br />parking and driveway areas. <br />Mr_ Pavan noted that the staff report posed a number of questions for the Planning <br />Commission to examine and incorporate in its discussion. <br />In response to an inquiry by Commissioner Roberts whether the building on the <br />McDonald's site had to have an amendment to the Stanley Business Park PUD for a retail <br />use, Mr. Pavan conFrmed that the Stauley Business Park PUD development plan allowed. <br />--- certain limited retail uses.
