34. Only modular newspaper dispensers acconin~odating more than one newspaper shall be <br />allowed outside c>Y buildings within the development_ The design of these dispensers <br />shall be approved by the Planning Director. Dispensers within the public right-of-way <br />shall require an encroachment permit by the Engineering Department_ <br />Landscaping and Irrigation System Design and Operation. <br />35_ The project developer shall enter into an agreement with the City, approved by the City <br />Attorney, which guarantees that all. landscaping and open space areas included in this <br />project will be maintained at all times in a manner consistent with the approved landscape <br />plan for this development. Said agreement shall run with the land for the duration of the <br />existence of the structtu-es located on the subject property. <br />36_ A-Final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. <br />Said landscape plan shall be consistent with the approved landscape plan plus any <br />conditions o£ approval, and shall be detailed in terms of species, location, size., quantities, <br />and spacing. <br />37. 1/xcept for the bio-swales areas, six-inch vertical concrete curbs shall be installed <br />between all paved and landscaped areas. <br />3K. The project developer shall provide root control barriers and l~~ur inch perforated pipes <br />for parking lot trees, street trees, and trees in planting areas Icss than ten-feet in width, as <br />determined necessary by the Planning Director at the titrae of review of the final <br />landscape plans. <br />39_ Prior to occupancy, the landscape architect shall certify in writing to the Planning <br />Director that the landscaping has been installed in accordance with the approved <br />landscape and irrigation plans with respect to size, number, and species of plants and <br />overall design concept. <br />Building Permit Review: <br />40_ The Nordstroara, Cheesecake Factory, P. F. Chang's, and parking deck structures may be <br />covered by separate building permit applications. <br />41 _ The project developer(s~ shall provide a detailed plan with the building permit <br />application~s~ showing the route taken for the delivery and off-haul of construction <br />trtaterials and/or construction demolition waste. The haul route for all materials and <br />construction/ demolition waste to/from this development shall be approved by the City <br />Engineer prior to the issuance of an encroachment permit. <br />42_ The project developer shall submit a construction staging and phasing plan for the overall <br />project showing the locations of staging areas, workers' parking areas, materials' storage <br />areas, fabrications areas, storage containers, etc., with the building permit plan set. <br /> <br />
