PLANNING COMMISSION CITY OF PL1-~ASAN"1'UN <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO_ PC-2005-54 <br />RE,SULUTION APPROVING TIIE APPLICA"PION OF KEON YOI~NCi LEE FOR DES7GN <br />REVIEW APPROVAL, AS FILED UNDER CASE PDR-421 <br />WI IF-__REAS, Keon Young Lee has applied for use permit and design review approval to <br />develop a 15,488-square-foot commercial development on a 1.44-acre site located <br />at 3283 Bernal Avenue; and <br />WHEREAS, zoning for the property is YLJD-C (Planned Unit Development - C.onZxxiercial) <br />District; and <br />WHEREAS, at its duly noticed public hearing o£Nove~riber 16, 2005, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />reco mniendations of the City sta1T`co nceniing this application; and <br />WI-IERT:AS, the Manning Commission' (l.) niadc the fii~ding that the project. (a) would not <br />have a significant effect on the environment x~"nd adopted a resolution approving <br />the Negative Declaration for the project as shown. on the stmt-report; (h) has a fie <br />Minirnus impact on the site's wildlife; and (c) is consistent with the Cicneral Plan; <br />and (2J approved Case PDR-421, subj cet to the Conditions of Approval as listed <br />on Exhibit C of the staff report, as recoirimcnded by staff, with the modification <br />that the applicant be required only to pay $ 1 54,000 as a traffic impact 1'ee and that <br />no traffic light be required to he installed because without the traffic signal, the <br />traffic impacts arc not potentially significant, and the proposed project would not <br />have a signifcant environmental impact, given the payment of trai tic impact lees; <br />and <br />WI IEREAS, the Planning Cotrimission determined that the proposed project is consistent with <br />the appearance c>f the existing buildings in the are; a. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF 'fl IL?
