EXHIBIT B <br />C7ON Ul TIONS OF APPROVAL <br />PAP-87/PDR-482, Jerry Wagner/David Quarts roll <br />5210 G'lu bbouse Drive, Mariposa Rancb <br />October 19, 2005 <br />Project-Specific Conditions: <br />The applicant shall implement the following measures in the design and construction of <br />the approved residential structure, to provide roof=mounted photo-voltaic systems in the <br />future: <br />a. Electrical conduit and "pull-strings" shall be installed froxrx the roof/attic areas to <br />the building's main electrical pancl(s~. <br />b_ Roof trusses shall be "engineered" to handle an additional load of t3ve-pounds per <br />square foot beyond that of the load anticipated for roofing- <br />c_ An area shall be provided near the electrical panel for the "inverter" required to <br />convert the direct current output troxra the photovoltaic panels to alternating <br />current. <br />d_ A bi-directional electrical meter shall be installed- <br />"I'hcsc measures shall be shown on the building permit plan set submitted to the Planning <br />Director for review and approval before issuance of the first building pcrn~it_ The <br />building developer shall provide the necessary information and the plaits delineating how <br />the photovoltaic panels are applied on the roof, prior to issuance of a building permit. <br />The roof-mounted photovoltaic systems shall be physically and visually integrated with <br />the structure's roof materials and design, c_g_, surface mounted, low profile, etc-, to the <br />satisfaction of the Planning Director <br />2. The electrical plan for this home shall provide telecommunications infrastructure <br />consistent with state-of-the-art methods, e. g., cabling for DSL service, wiring for total <br />room access, ate-, in effect at the ti nee that building permit<s~ are issued- The plan shall <br />be part of the building permits issued for plumbing and electrical. <br />3. Only natural gas burning Fireplaces or USEPA-approved wood/pellet burning stoves shall <br />be installed in the house covered by this approval. "phis detail shall be shown on the <br />building permit plan set. <br />4. Safety nets to protect the house from the proxixrxity of the golf courses are not allowed- <br />5. Tree planting for this house shall be increased to one tray par 750 squares feet of lot area <br />for a total of 38 trees.
