<br />ATTACHMENT 2 <br /> <br /> <br /> <br />17.44.010 Title: <br /> <br />This chapter shall be called the INCLUSIONARY ZONING ORDINANCE OF THE CITY <br />OF PLEASANTON. (Ord. 1818 ~ 1,2000) <br /> <br />17.44.020 Purpose: <br /> <br />The purpose ofthis chapter is to enhance the public welfare and assure that further <br />housing developmenl attains Ihe city's affordable housing goals by increasing Ihe <br />produclion of residential units affordable 10 households of very low, low, and moderate <br />income, and by providing funds for the development of very low, low, and moderale <br />income ownership and/or renlal housing. In order 10 assure thai the remaining <br />developable land is ulilized in a manner consistenl wilh Ihe city's housing policies and <br />needs, fifteen percent (15%) oflhe lolal number of units of all new mulliple-family <br />residential projecls conlaining fifteen (15) or more units, conslrucled within the cily as it <br />now exists and as may be allered by annexalion, shall be affordable 10 very low and low <br />income households. For all new single-family residential projecls of fifteen (15) unils or <br />more, alleasl twenly percent (20%) of the projecl's dwelling unils shall be affordable 10 <br />very low, low, and/or moderale income households. These requirements shall apply to <br />both ownership and rental projecls. (Ord. 1818 ~ 1,2000) <br /> <br />17.44.030 Definitions: <br /> <br />For the purposes of this chapler, certain words and phrases shall be interpreted as set <br />forth in Ihis section unless it is apparenl from the contexllhat a different meaning is <br />inlended. <br /> <br />"Affordable housing proposal": A proposal submitled by Ihe project owner as part ofthe <br />cily development applicalion (e.g., design review, planned unil developmenl, etc.) stating <br />Ihe melhod by which Ihe requirements ofthis chapler are proposed 10 be met <br /> <br />"Affordable rent": A monlhly renl (including utilities as determined by a schedule <br />prepared by the city) which does not exceed one-lwelfth (1/12) of thirty percent (30%) of <br />Ihe maximum annual income for a household of Ihe applicable income level. <br /> <br />"Affordable sales price": A sales price which resulls in a monthly mortgage payment <br />(including principal and interest) which does not exceed one-twelfth (I/12) of thirty five <br />percenl (35%) ofthe maximum annual income for a household oflhe applicable income <br />level. <br />
