EXHIBIT S <br />C ONUITIONS OF APP12O VAL <br />YC UP-147, Chriis Morisbita/College of Automotive Management <br />4234 Hacienda Drive, Suite 165 (Hacienda Lakes) <br />September 14, 2005 <br />1 _ The location and operation of the proposed use shall conform substantially to Exhibit A <br />site plan, fi7oor plans, and applicant's statement of operation), dated "Received, July 1 5, <br />2005", on file with the Planning Department, except as niodifiied by the following <br />conditions- <br />2_ The operation of the school shall be limited to the following hours- <br />Monday Friday: 8:30 a_m. - 5.30 p_rn_ <br />3 _ If additional hours of operation or activities beyond that conditioned or included in the <br />applicant's statement of operation, dated "Received, July ] 5, 2005", on i31e in the <br />Planning Department, are desired, prior City review and approval is required- Such <br />trtodifications trtay be approved by the Planning Director if found to be in substantial <br />conformance with this approval- The Planning Director nnay also re[er the matter to the <br />Ylanrting Commission if the proposed changes would be significant. <br />4_ Prior to operation, the applicant shall contact t]nc Building Inspection L~epartxnent and the <br />Fire Marshal to conform to Building Code and Fire Code requirennents, if applicable- The <br />applicant shall obtain a building permit prior to commencement of airy work, if required. <br />No changes to the exterior of the building shall be made without prior approval from the <br />Plarttiing Department. <br />5. "1'he applicant shall pay any and all fees to which the proposed application may be subject <br />prior to issuance of building permits- The type and annount of the ices shall be those in <br />effect at the tinne the building permit is issu~d~ <br />6. This conditional use per~r~it approval will lapse one ~l) year front the ellective date of <br />approval unless the proposed school is in operation. <br />7. At no time shall balloons, banners, pennants, or other attention-getting devices be utilized <br />oii the site except as allowed by Section 7 8.096.060K. of the Zoning Ordinance for grand <br />openings or by Section 18.1 16.040 0l the Zoning Urdinance if approved by temporary <br />conditional use permit as part of a decorating plan in conjunction with shopping center <br />promotional events. Ai no titrte shall spot lighting be used in conj unction with grand <br />openings and/or promotional events. <br />
