The
proposed activities consist of small class instruction, and the school's classes
should not interfere with adjacent uses. The streets leading to the site are
designed per C=ity standards and are signalized to provide safe access into and out
of the site- Any areas of possible concern have been conditioned so that the
proposed use would meet all applicable Municipal Codc requirements and would
be operated in anon-nuisance manner. Furthermore, the applicant can he required
to mitigate any future nuisances or problerras. Therefore, this second ending can
be made.
The proposed conditional use will comply with each of the applicable
provisions of the Zoning Ordinance-
The site's zoning rcgul ations conditionally permits the establishment of private
schools and colleges-- The proposed use complies with all relevant sections of the
zoning ordinance. Granting a conditional use permit to the applicant For a
professional school would be consistent with the City's ahility to regulate ?oning
as listed in the Municipal Code_ Thereforo, this third Pi»ding can be made.
WHEREAS, the Planning Con~ami.ssion determined that the proposed conditional use would be
conzpatib le with the existing uses in the area-
NOW, THEREFORE:, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON
RESOLVES THE FOLLOWING:
Section 1. Approves Case YCUY-147, the application of Chris Morishita/College of
Autoanotive Maraagement for a conditional use permit to operate a trade school in
an existing building located at 4234 Hacienda Drive, Suite 1 FS (Hacienda Lakes),
subject to the conditions shown in Exhibit "B," attached hereto and made part of
this case by reference.
