applicant shall pay the dif£crence between the bond and the appraised value of the subject <br />tree<s~. <br />47. Protective chain link or securely staked nylon fencing shall be installed around the <br />existing trees to be saved during all construction activities- The location of said fencing <br />shall be subj act to the review and approval of the Planning Director. In addition, the <br />Following tree preservation triethods shall be followed- <br />a_The applicant shall utilize its best efforts to locate any new utility trenches outside <br />the dripline of the trees to be saved. <br />b_No oil, gasoline, chemicals, or other harmful materials shall be deposited or <br />disposed within the dripline of the existing tree or in drainage channels, swales, or <br />areas that may lead to the dripline. <br />c.No signs, wires, or ropes shall be attached to the existing trees. <br />d.No stockpiling/storage of construction materials, 1311, etc., shall take place <br />underneath or within 5' of the driplinc ol- the existing trees. <br />e.No equiptrient or temporary structures shall be placed within or beneath the <br />driplines of the existing trees. <br />Failure to comply with these requiretrtents may result in a stop-work order- <br />Landscaping and Irrigation System Design and Operation- <br />48. The project developer shall corer into ati agreement with the City, approved by the City <br />Attorney, which guarantees that all laced seeping included in this prof ect, including the <br />future Suno] Boulevard street trees to be installed by City, will be maintained at all tirnes <br />in a n~an ner consistent with the approved landscape plan for this development. Said <br />agreement shall run with the land for the duration of the existence of the structures <br />located on the subject property- <br />49. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Tlirector as part of the building permit plan set prior to issuance cif art on-site pen-nit_ <br />Said landscape plan shall be consi stem with the approved landscape plan plus any <br />conditions of approval, and shall be detailed in terms of species, location, size, qua.t~ti ti es, <br />and spacing. <br />50. The applicant shall make the following modifications/revisions to the landscape and <br />irrigation plans: <br />a_ Additional tall-growing, evergreen native shrubs shall be added on the rear slope <br />bank between the rear property line and the existing redwood trees' between the <br />existing oleander shrubs at the top of the rear slope bank and the proposed <br />7 <br />
