EXIi1BIT B <br />CONDITIONS OF APPROVAL <br />PARR-1271/PAP-80, Benjamin and Joyce Diaz <br />4769 Peaceful Lane <br />July 27, 2005 <br />1. The proposed addition shall con£orxr~ substantially to the site plan and building <br />elevations, Exhibit A (dated April 15, 2005, on t31e with the Planning Department, <br />except as xrxoditied by these conditions- <br />2. Prior to issuance of a building permit, the applicant is required to have the City's <br />landscape architect inspect the site and determine whether any trees ixripacted by the <br />proposed addition are heritage trees. The applicant shall follow any recommendation <br />and/or pay any fees as required by the landscape architect. The applicant shall submit <br />a. copy of the landscape architect's recommendations at the tirnc of plan submittal. <br />3. The applicant shall replace the three trees to be removed, the location of which shall <br />be subject to the review and -approval o£the Planning Director to provide the <br />n~axinzuxrx screening possible- <br />4_ "hlze applicant shall construct and pay for aseven-foot <7'~ tall fence for the length o£ <br />the back yard, the design of which would be subject to the review and approval of the <br />P laxining Director and the design and installation approved by the Cro Rohs. <br />5. At the time o£ submitting plans to the Building Department, the applicant shall revise <br />existing plats to show four (4) full building elevations, the location of the HVAC <br />unit, and a cut sheet from the manufacturer describing the speci£ieatiotis o£the HV AC <br />unit. The 1-1VAC unit xrtay have no greater impact (by either noise and/or location) to <br />the side neighbors' property than currently exists- <br />ti. Prior to issuance of a building penrxit, a Civil Engineer certii-ied 1-~y the State of <br />California. shall verify that any grading rcquirc.d t~~r any retaining walls on the <br />property will not underrnine the integrity of the existing slopes~ <br />7. Any exterior lighting shall lixrtit glare on surrounding properties- No up-lighting shall <br />be permitted- <br />8. "I'hc colors and materials o£the addition shall match those of the existing structure. <br />9. All site improvements and construction activities shall he limited to the hours of <br />8:00 a.n~.. to 5:00 p.nz., Monday through Friday- All construction equipn-ierxt u~ust <br />meet DMV noise standards and shall be equipped with muffling devices. No <br />construction acti vitics shall be allowed on Federal holidays. <br />
