EXHIBIT B <br />C()NDITInNS (7F APPRnVAL <br />PCUP-144, Donald Carter/Golden State Cabinetry <br />1065 Serpentine Lane, Suite 300, Valley Business Park <br />June 22, 2005 <br />1 . The operation of the cabinct shop at 1 065 Serpentine Lanc, Suite 300 shall be substaiztially <br />as shown on the site plans and narrative, Exhibit A, dated "Received May 1 3, 2005" on file <br />with the Planning Department, except as modified by the following conditions- Minor <br />changes to the plans nay be allowed subject to the approval of the Planning Director if <br />found to be in substantial conformance to the approved cxhibits_ <br />2. All appropriate State and Municipal codes and standards (including T'ire., Building and Air <br />Quality) shall be met and maintained during the entire time the cabinetry shop is in <br />opcration. <br />3. The applicant shall obtain any required building pen-nits for any needed tenant <br />improvements and any other applicable City permits, including a business license, before <br />cabinet shop operations commence" <br />4. All construction activities shall take place indoors, and all of the doors to the cabinct shop <br />shall remain closed while the mechanical equipment is in operation- <br />s. If signing for the business is desired, a sign design review application nzu st be subiriitted to <br />the Planning Department. <br />6. If opcration of the cabinet shop results in conflicts pertaining to parking, noise, vibration, <br />odor, traffic or other impacts, at the discretion of the Plarttiing Director, this conditional use <br />permit may be referred to the Planning Coiriniission for subsequent review at a public <br />hearing- If necessary, the Commission may modify or add conditions of approval to <br />mitigate such impacts, or may revoke said conditional use permit- <br />i end} <br />
