EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PAP-78 Meier/ PADR-1235, Jeff Truc <br />6592 Arlington Court <br />June 22, 2005 <br />] _ The proposed first floor addition shall conform substantially to the site plan and <br />building elevations, Exhibit A, dated March 1 5, 2005, on f31e with the Planning <br />Department, except as modified by these conditions_ The second story addition is not <br />approved. <br />2_ Should the applicant wish to pursue asecond-story addition subsequent to the <br />expiration o£the appeal period, the applicant shall provide a peer review and visual <br />impact analysis_ <br />3. If the second story is ultimately approved, prior to issuance of a building permit, a <br />Civil Engineer certified by the State o£ California shall veri £y that the height of the <br />second-floor addition conforms to the building elevations submitted as Exhibit A <br />~approximataly 23.5 feat to the ridge line and approximately 25.5 feet to the chimney <br />top). <br />4_ Prior to issuance o£ a building panmit, the applicant shall submit a landscaping plan, <br />to the satisfaction o£the Planning Director, depicting cypress or other type o£tree that <br />will he planted along the rear property line and will grow to a niinin-iuiri height o£up <br />to the existing home's first story ridgeline (approximately 14.5 £eet)_ <br />5. Any exterior lighting shall limit glare on surrounding properties. No up-lighting shall <br />be parmittad_ <br />6. The colors and materials of the addition shall match those o£the existing structure. <br />7_ All site improvements and construction activities shall be limited to the hours of <br />8:00 a.m. to 5:00 p.m., Monday through Saturday. All construction equipn-ient must <br />meet DMV noise standards and shall be equipped with muliling devices.
