I'/XHIBIT B <br />C ONDiTION4 OF AYYROVAL <br />PSDR-237, Carlos Yarrague/L7nited Growth Pleasanton, L_Y_ <br />3550 Stanley Boulevard <br />June 8, 2005 <br />The signs installed at 3550 Stanley Boulevard shall conform substantially to Exhibit <br />"A, Master Sign Program, dated "Received, May 25, 2005", on file with the Planning <br />Department, except as rnodifiied by the following conditions of approval. Minor <br />changes to the approved operation and schedule iriay be approved by the Planning <br />Director if found. to be in substantial compliance with the proposal. <br />2. Prior to the issuance of a building permit, the project developer shall depict precisely <br />on the site plan the location of the monument sign- The location is sut~ject to the <br />review and approval of the Planning Director. <br />3. The applicant shall adjust the sprinlcl er heads in the planting area to void water <br />spraying onto the monument sign- <br />4. The applicant shall obtain all necessary pes-iriits prior to sign installation. All site <br />improvements and construction activities shall be limited to the hours of 8:00 a.~n_ to <br />5:00 p.m., Monday through Saturday- No construction shall be allowed on Federal <br />Holidays. All construction equipment must meet DMV noise standards and shall be <br />equipped with muffling devices. <br />5. All appropriate City permits shall be obtained prior to the construction. <br />6. Prior to the issuance of a building permit, the applicant shall include sigi~ lighting <br />details in the construction drawings. The lighting utilized on the signage shall have <br />the most appropriate lower luminosity and is subject to the approval of the Planning <br />Director. <br />7. Prior to the issuance of a building permit, the applicant shall modify the illumination <br />of the monument sign. The monument sign shall utilize ground lighting instead of the <br />internal illumination- The detail of ground lighting shall be included in the <br />construction drawings and is subject to the review and approval of the Planning <br />Director- <br />8. Prior to the issuance of a building permit, the applicant shall modifiy the existing <br />landscaping around the monument. "fhe n~odi£ication includes planting of-additional <br />landscaping niateri al but not to obscure the sign- The details of the landscaping <br />rnodi£ication shall be included in the construction drawings and are subject to the <br />review and approval of the Planning Director. <br />{~na; <br />
