F XIilB1T B <br />CONDITIONS OF ANPRO VAL <br />PDUP-7, Douglas and Patricia Sutton <br />5574 Naseo Navarro <br />May 25, 2005 <br />The large family day cart home covered by this approval shall substa~ztially conform the <br />narrative, site plan and Boor plan, dated "Received, March 8, 2005," listed as Exhibit <br />"A", on file with the Planning Dep ariment, except as modified by the following <br />conditions. Minor changes to the plans may be allowed subject to the approval of the <br />Planning Director if found to be in substantial confonrianee to the approved exhibits. <br />2. All appropriate State licenses for a large Farrtily day care home shall be secured and <br />maintained during the entire time the residence is utilized as a large family day care <br />home. <br />"1'he applicant shall prepare flyers for, and distribute flyers to, all existing and Li~ture <br />clients, as well as neighbors residing on Pasco Navarro within a 300-foot radius of the <br />applicant's home. A letter agreeing to the terms of the flyer shall be signed by all daycare <br />clients and be kept on file at the daycare facility along with the flyer- "fhe flyers shall <br />include the phone number of the applicant to encourage neighbors to phone her in the <br />event of a problem. in addition, the flyers shall state. <br />• Daycare patrons should use on-street parking spaces directly in front of the <br />daycare home, when available; <br />• Daycare patrons may use other on-street parking spaces provided that children arc <br />escorted or can safely travel between the daycare home and parking; <br />• Daycare patrons shall drive safely and follow all traffic regulations on Pasco <br />Navarro and the surrounding neighborhood and be mindful of adjacent property <br />owners' concerns when driving to and from the site; <br />• Daycare patrons shall not make U-turns or park in the neighboring driveways; <br />• Under no circumstances shall daycare patrons double park, park in the middle of <br />the street or park the wrong way on Pasco Navarro; <br />• Daycare patrons shall turn off their engines when parked during pick-up and drop- <br />off periods; <br />• Barring an emergency, daycare clients shall not blow their car horns while <br />picking up and dropping off their children. <br />4. Every 45 days during the first year of large fan-~.ily daycare operation, a meeting shall held <br />between the appropriate City representative, neighbors, and the applicant to discuss <br />traffic parking and noise issues- <br />The applicant shall meet all the requirements of the State Fire Marshall relating to large <br />family day care homes and obtain a final inspection by the Fire Departt~nent prior to <br />enrolling additional children <br />
