4O. "I'he Fire Chief shall issue a permit prior to any installation of a tare detection, alarm, and <br />occupant notification system. All sprinkler system water flow and control valves shall be <br />complete and serviceable prior to final inspection. Prior to the occupancy of a building having a <br />fire alarm system, the Fire Department shall test and witness the operation of the fire alarm <br />system. <br />41. All portions of the building covered by this approval shall have installed and operating, tare <br />extinguishers with a minimum 2-Ac 1 O-B:C rating_ The fire extinguishers shall be located within <br />a seventy-five foot (75' O") radius of each other. <br />42. All utilities required to serve any existing or proposed development on-site shall be installed <br />underground. <br />43. The paving sections for the on-site parking and drive areas shall be designed on the basis of an <br />R-Value test and a traffic index to carry the anticipated traffic loads" This design shall be subject <br />to the approval of the Director of Building Inspection" The minimum paving section shall be two <br />inches ~2") of asphalt concrete ~A_C.) on a six-inch (f6"~ asphalt base ~A_B_~. The minimum A.C. <br />pavement slope shall be one percent ~l%~_ For pavement slopes less than 1%~ the surface runoff <br />shall be carried in a concrete gutter to an acceptable point of discharge" The minimum slope for <br />concrete gutter shall be O.5%. <br />44_ "1'hc proj cct developer shall submit a refundable cash bond for hazard and erosion control prior to <br />issuance of an Engineering or Building lllepartmcnt perm it. The amount of this bond will be <br />determined by the City Engineer. <br />45. The haul route for all materials to and from this development shall be approved by the City <br />Engineer prior to the issuance of an encroachment permit. <br />46. The project developer shall include erosion control measures on the final grading plan, subject to <br />the approval of the City Engineer. 71ie project developer is responsible for ensuring that the <br />contractor is aware of such measures. All cut and 1311 slopes shall be revegetated and stabilized <br />as soon as possible after completion of grading, in no case later than October 1 5. No grading <br />shall occur between October 15 and April 15 unless approved erosion control irieasures are in <br />place, subject to the approval of the Building Department Such measures shall be maintained <br />until such time as permanent landscaping is in place_ <br />47. Storm drainage swales, gutters, inlets, outfalls, and channels not within the area of a dedicated <br />public street or public service easement approved by the City Engineer shall be privately <br />maintained by the property owner(s). <br />6 <br />
