The final building materials and colors arc subject to the review and approval by the Manning <br />I~ircetor prior to the issuance of building peniiits_ Any chazzges to the approved building <br />materials quid/or colors shall be submitted to the satisfaction of the Planning Director. <br />] 7_ The project developer shall improve the existing on-site storm drain system. The project <br />developer shall install structural filtering system to the existing storm drainage system to the <br />satisfaction of the Departzrzent of Public Works. The details of systezrt shall be submitted to the <br />City Engineer for review and approval prior to the issuance of a building permit- <br />1 8. All baclctlow prevention devices installed with the development shall be painted forest green <br />(Pantone Color System Number 2030) and shall be screened $ozrz view $ozri public/ private <br />streets. Screens shall consist of berms, walls, or landscaping satisfactorily integrated into the <br />landscape plan. Landscape screens shall include shrubbery designed by species and planting <br />density to establish a complete screen within one year from the data of planting. Weather <br />protection devices such as measures to protect pipes from ti-eezing shall require approval by the <br />Planning Director prior to use; at no time shall fabric or other material not designed and/or <br />intended For this purpose be wrapped around or otherwise placed on these devices. All backflow <br />prevention devices shall be shown on the plans subirtitted for issuance of building permits <br />together with screening mechanism and/ or weather protection devices. Proposed screening and <br />weather protection devices shall be reviewed For conformity to these requirements and approved <br />by the Planning Director prior to issuance of a building permit. <br />19. "fhc project developer shall enter into an agreement with the City, approved by the City <br />Attortzey, which guarantees that the landscaping included in this project will be maintained at all <br />tunas in a marzrzer consistent with the approved iandscape plan For this development. Said <br />agreement shall run with the land for the duration of the existence of structure location the <br />subject property. All proposed landscaping shall be irrigated. "1'he site irrigation design shall <br />utilize low-volume drip, bubbler, or other water conserving irrigation systems to maximize water <br />conservation to the greatest extent possible. The irrigation systems shall include a soil moisture, <br />rain sensor, or other irrigation efficiency device. The proposed type of irrigation cffi cien cy <br />device shall be shown on the plans submitted For the issuance of building permits. <br />20. A final landscape plan and irrigation plan shall be subzrzi tied to and approved by the Planning <br />Director as part of the building permit plan sets prior to issuance of a building or on-site permit. <br />Said landscaping plan shall be consistent with the L]/1/D Water FFticicnt C'rcdit and shall be <br />detailed. in ic-rnzs oY-species, Ic>caiion., sic-, quantities, and spacin~_ The landscaping .and <br />irrigation plazas are subject to the review ~md approval by the Planning Director. The project <br />developer shall provide root control barriers and four ~4) inches perforated pipes for trees in <br />planting areas less than ten (1U) feet in width, as determined necessary by the Planning Director <br />at the time of review of the final landscape plan. <br />21 . All planting materials can sizes used shall be minimum 15 gallon for trees, 5 gallon for shrubs, <br />azid one gallon for ground cover, unless otherwise approved by the Planning Director and/or the <br />City Landscape Architect- <br />3 <br />
