WHEREAS, Jennifer Shertg /Little Ivy League has applied for conditional use permit approval <br />to operate an after school cultural enrichment program for a. maximum of <br />30 students in an existing building located at 2340 Santa Rita Road, Suite 6; and <br />PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COLTNTY, CALIFORNIA <br />RESOLUTION NO_ PC- 2005 -17 <br />RESOLUTION APPROVING "fHE APPLIC'A'1'lON OF JENNIFER SHENG /1-I "1'4 IVY <br />LEAGUE FOR CONDITIONAL USE PERMIT APPROVAL, <br />AS FILED UNUER CASE PCL P -138 <br />WHEREAS, <br />WHEREAS <br />WHEREAS, <br />WHEREAS, <br />zoning for the property is O (Office,) District; and <br />at its duly noticed public hearing of April 27, 2005, the Planning Coirimissiorn <br />considered all public testimony, relevant exhibits, and recommendations o£ the <br />City staff concerning this application; and <br />projects of this nature are categorically exempt from the requirements of the <br />California Environmental Quality Act (CEQA); and <br />the Plarmirng Commission made the following findings: <br />The proposed location of the conditional use is in accordance with the <br />objectives of the zoning ordinance and the purpose of the district in which <br />the site is located. <br />The objectives of the zoning ordinance include fostering a harmonious, <br />convenient, workable relationship among land uses; protecting existing land use <br />from inharmonious influences and harmful intrusions; and ensuring that public <br />and private lands ultimately are used for the purposed which are most appropriate <br />and beneficial to the City as a whole. The proposed after school cultural <br />enrichment program provides structured activities in an enclosed area_ in the past, <br />the City has allowed similar uses, such as structured small group tutoring session, <br />in various locations in the City; none of these small instructional businesses has <br />caused any land use conflict with other businesses in the sui-reitnding area. <br />Allowing the proposed use, if it is operated in a professional manner, would be <br />consistent with the above -cited objectives. <br />The subject site is in a multi -tenant office building_ Current tenants in the same <br />building are office- oriented businesses. Given the nature of the proposed <br />business, its operation should not interfere with other businesses in the same <br />building or surrounding businesses' ability to operate_ The anticipated number of <br />students will not generate any unusual demands on the existing parking lot for the <br />
