EXHIBIT B <br />G'ONDITIONS OF APPROVAL <br />PUD-99-1 -3 M, Alameda New Communities <br />4476 Tosca Court, 4462 Tosca Court, 8012 Oak Creek Drive, 8024 Oak Creek Drive, <br />8015 Oak Creek Drive, 8031 Oak Creek Drive, 8045 Oak Creek Drive, <br />4526 River Rock Hill Road, and 4538 River Rock Hill Road <br />April 27, 2005 <br />1. The fence project shall be substantially as shown on the plans, Exhibit A, dated "Received <br />April 6, 2005", on file with the Planning Department, except as modified by the following <br />conditions of approval. Minor changes to the plans may be allowed subject to the review and <br />approval of the Planning Director if found to be in substantial conformance to the approved <br />exhibits. <br />2. Except as xnodii-3ed by the following conditions of approval, all conditions of Cases PUD-99- <br />l. through PUD-99-7-2M shall remain in full force and effect- <br />3. Condition of approval #13 of Case PLJD-99-1, as shown below: <br />"13. Fencing over six ~6~ R. in height shall not be allowed on lots 1-]2. Side and rear <br />yard. fencing on lots 1-12 shall conform to the fencing plan submitted in Exhibit "A". <br />On lots 1-12, solid privacy fencing is not allowed, except when it is not located in a <br />required yard and it is screened by landscaping. On lots 1-12, fencing shall not be <br />allowed between the front of the home and the property line except for low open <br />fences thirty ~30~ inches or less in height." <br />Shall he modified to read follows: <br />"13. Fencing over six (6J ft_ in height shall not. be allowed on lots 1-12. Side and rear yard <br />fencing on lots 1-12 shall conform to the fencing plan submitted in Exhibit "A" dated <br />"Received August 73_ 7 999". On lots 1-12, solid privacy fencing is not allowed unless it <br />adheres to one of the two following exceptions= 1) ex cent as shown on Exhibit "A" dated <br />"Received April 6. 2005": or 2) except when it is not located in a required yard and it is <br />screened by landscaping. On lots 1-12, fencing shall not be allowed between the front of the <br />home and the property line except for low open fences thirty (30~ inches or less in height-" <br />4. Prior to installation of the solid fencing shown on Exhibit A dated "Received April 6, 2005", <br />the applicant shall remove the open fencing located in the same place as the approved solid <br />fencing. <br />
