<br /> <br />CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />ORDINANCE NO. 1932 <br /> <br />AN ORDINANCE APPROVING THE APPLICATION OF L YNDEN <br />HOMES FOR REZONING, PUD DEVELOPMENT PLAN APPROVAL, <br />AND DEVELOPMENT DESIGN GUIDELINES, AS FILED UNDER <br />CASE PUD-38 <br /> <br />WHEREAS, Lynden Homes has applied for rezoning of two existing parcels totaling <br />approximately 4.19 acres from Planned Unit Development (PUD) and <br />Agriculture (A) District to Planned Unit Development - Medium Density <br />Residential (PUD-MDR) District; for PUD development plan approval for <br />11 buildable parcels and two remainder parcels ranging from 10,000 square <br />feet to 13,000 square feet; and for development design guidelines for a <br />single-family detached residential development at 1635 and 1777 Rose <br />A venue; and <br /> <br />WHEREAS, based on the Initial Environmental Study, a Negative Declaration was <br />adopted by the Council on January 17,2006; and <br /> <br />WHEREAS, at its meeting of January 17,2006, the City Council received the Planning <br />Commission's positive recommendations for approval of the rezoning, <br />PUD development plan, and development design guidelines for the project; <br />and <br /> <br />WHEREAS, a duly noticed public hearing was held on January 17, 2006; and <br /> <br />WHEREAS, after a review of the materials presented, the City Council determined that <br />the proposed rezoning is appropriate for the site; and <br /> <br />WHEREAS, the City Council finds that the PUD development plan and development <br />design guidelines are consistent with the General Plan and the purposes of <br />the PUD ordinance. <br />
