Pleasanton should utilize its unique assets to solidify its position in the Tri-Valley
regional economy.
Because of economic and cultural assets such as Hacienda Business Park, Stoneridge
Shopping Center, the Alameda County Fairgrounds, Downtown PJeasanton, and
Livermore Valley wineries, Pleasanton is the economic and cultural heart of the Tri-Valley.
Pleasanton functions as the "downtown" of the region with its most developed and diverse
employment, retail and cultural facilities. As Pleasanton and the Tri-Valley mature and
reach buildout of traditional suburban development, urban problems such as housing
affordability and traffic congestion become more prominent. To face these mounting
challenges. Pleasanton must build on its unique assets and maintain a willingness to take
leadership in addressing regional challenges.

Pleasanton should position itself to integrate new types of retail into its shopping
environment.
Pleasanton is currently an important regional center for shopping, anchored by
Stoneridge Shopping Center and downtown. As surrounding cities upgrade their retail
offerings, Pleasanton will face an increasingly competitive environment, affecting both
resident services and General Fund tax dollar capture. The City should work with retail
property owners and merchants to integrate new retail designs and merchandising
strategies into property improvements.

Pleasanton Economic Development Strategic Plan
DRAFT - January 2006

13
