The <br />monthly rent for 46 of the 50% Units shall not exceed the rent for a one bedroom <br />unit with allowable utility allowances at 50% of the Median Income Level for. . <br />Alameda County as published annually by the California Tax Credit Allocation <br />Committee. <br /> <br />C. The monthly rent for 55 of the 60% Units shall not exceed one-twelfth of50% of <br />the Area Median Income for a single-person household multiplied by 30%. The <br />monthly rent for 5 of the 60% Units shall not exceed the rent for a one bedroom <br />unit with allowable utility allowances at 60% of the Median Income Level for <br />Alameda County as published annually by the California Tax Credit Allocation <br />Committee. The monthly rent for the 9 two bedroom units shall not exceed one- <br />twelfth of 60% of the Area Median Income for a two-person household multiplied <br />by 30%. <br /> <br />D. IfHUD fails to issue revised median household income statistiC$ for the Oakland <br />Primary Metropolitan Statistical Area within 15 months of the previous revision, <br />rents for units referred to in this Section I may be adjusted based on the annual <br />percentage increase in the San Francisco-Oakland Consumer Price Index for <br />urban wage earners and clerical workers. <br /> <br />E. The rents described herein shall exclude utilities in the broadest sense, including, <br />but not limited to gas, electricity, water, garbage, television cable, telephone, and <br />internet service; provided, however, that if such utilities are offered at no cost to <br />market rate units they shall also be offered at no cost to the Affordable units. <br /> <br />F. The Affordable units shall be located randomly throughout the apartment building <br />as reasonably determined by the Owner so as not to cluster such units. The units <br />described in this section shall not be fixed in the building and may change <br />depending on vacancies. <br /> <br />G. The Affordable units shall have the same interior standards of quality (e.g., <br />appliances, interior features/amenities, services, etc.) as the market rate units. <br /> <br />H. The unit mix for the Affordable units shall be: <br /> <br />One bedroom units at 50% of Area Median Income - 69 units <br />One bedroom units at 60% of Area Median Income - 60 units <br />Two bedroom units at 60% of Area Median Income - 9 units <br /> <br />I. All Affordable units shall be rented in accordance with the City's Preference <br />System, as may be amended, with the most current version attached as Exhibit!. <br /> <br />2 <br />
