Potential distribntion of units that can result from currently non-residential <br />property: <br /> <br />Assumptions: 1) City Council has indicated an interest in reserving 200 to 500 units for a future <br />General Plan update. 2) An additional 114 units should be reserved, pursuant to Ordinance 1866 <br />approving PUD-18 (Ponderosa Homes Busch Road) which confers an MDR (Medium Density <br />Residential) designation on 22.7 acres ifthe Pleasanton Unified School District chooses not to <br />exercise its option for a school site. Number of units on currently non-residential property = <br /> <br />Reserve <br />PonderosalBusch Road <br />Remaining <br /> <br />1,683 <br />200 <br />114 <br />1,369 <br /> <br />1,683 <br />500 <br />114 <br />1,069 <br /> <br />Between 1,069 to 1,369 units remain. The following sites are candidate "receivers" of these <br />units: <br /> <br />Stoneridge MalllBART = 350 units <br />Hacienda = up to 1,650 units <br />Staples Ranch = 0 to 690 depending on City Council determination <br />East Side (Hanson and Kiewit) = 609 to 1,170 units per property owners request <br />Valley Trails = approximately 30 units <br /> <br />Housing Element Program 19.1: Need to rezone to allow for an additional 871 units of <br />multifamily development to meet "deficit". Staples Ranch, Hacienda, Stoneridge Mall/BART <br />station would count towards the 871 units through land use conversions. <br /> <br />B. 853 Remaining Unentitled Units <br /> <br />May be an interest in reducing density on slopes in the Foothill Road area and also in the south- <br />east hills, which could result in the "transfer" of approximately 100 to 150 units, from these areas <br />to the areas listed above. <br /> <br />X:\JaniceS\General Plan 2025\land use\land use numbers\overview of remaining residential.doc <br />
