Engineering Requirements: <br /> <br />52. <br /> <br />The sidewalks along Hopyard Road shall be configured as a separated sidewalk only a <br />minimum five foot (5' 0') separation from the street curb. <br /> <br />53. <br /> <br />The developer shall install street frontage improvements along the site's Hopyard Road <br />frontage per Chapter 19.40.010 of the Pleasanton Municipal Code and to the satisfaction <br />of the City Engineer. These improvements may include, but are not necessarily limited <br />to, grading, curb and gutter, sidewalk, paving, storm drain, sanitary sewer, water facili- <br />ties, street lighting, underground utilities, traffic control devices, landscaping, and auto- <br />matic irrigation system. <br /> <br />54. <br /> <br />The applicant shall dedicate to the City for street right-of-way purposes the land intended <br />to be used for the site's right-turn deceleration lanes and bus turnout off Hopyard Road. <br /> <br />55. <br /> <br />The developer shall utilize the existing utilities stubbed to the site. Unless otherwise ap- <br />pwved by the City Engineer, no new street cuts for utilities shall be permitted. If the ex- <br />isting utility lines stubbed to the site are not utilized, the lines shall be abandoned. <br /> <br />56. <br /> <br />The developer shall submit a final grading and drainage plan prepared by a licensed civil <br />engineer depicting all final grades and on-site drainage control measures. This plan shall <br />be subject to the review and approval of the City Engineer and/or the Director of Building <br />Inspection prior to the issuance of any building permits. <br /> <br />57. <br /> <br />All utilities required to serve any the proposed development on-site shall be installed un- <br />derground. <br /> <br />58. <br /> <br />The applicant shall submit a reldable cash bond for hazard and erosion control prior to <br />issuance of an Engineering or Building Department permit. The amount of this bond will <br />be determined by the City Engineer. <br /> <br />59. <br /> <br />The developer shall grant an easement to the City over those areas of the site needed for <br />public service easements (P.S.E.) which are approved by the City Engineer, or other ease- <br />ments which may be designated by the City Engineer. <br /> <br />60. <br /> <br />The haul route for all materials to and from this development shall be approved by the <br />City Engineer prior to the issuance of an encroachment permit (See Condition No. 49). <br /> <br />61. <br /> <br />The applicant shall include erosion control measures on the final grading plan, subject to <br />the approval of the City Engineer. The applicant is responsible for ensuring that the con- <br />tractor is aware of such measures.
