Square Footage includes 214 square feet of City's corner remnant piece - to be 'quitclaimed' <br />for development. <br />b Square Footage includes 1,214 square feet of the Jones' property access easement. <br /> <br />The proposed project provides for all public improvements, such as new streets, sidewalks, curb <br />& gutter, sewer, water, storm drainage, and underground utilities on the two new interior streets <br />created by the development, along with improvements to Rose Avenue. The development <br />provides the continuation and continuity of previously begun landscape and hardscape <br />improvements along the south side of Rose Avenue adjacent to the Alameda County Fairground <br />land. Additionally, along the north side ofthe creek side street, the trail area will be landscaped <br />just as the nearby 'Nolan Farms' subdivision was. The proposed project is designed to capture <br />and treat all site storm water drainage within ecological 'bio-swales' prior to discharge off the <br />site into the Arroyo, to the satisfaction and current standards of the San Francisco Regional <br />Water Quality Board. The applicant has obtained all of the required responsible agency permits. <br /> <br />The project will have a homeowners association to maintain common areas within the <br />development. These will include the maintenance of the vegetated swales along the lot <br />frontages for storm water pre-treatment and the pedestrian trail. Maintenance responsibilities <br />may also encompass the maintenance of the Arroyo embankment.
