<br />STAFF RECOMMENDATION: <br /> <br />Staff recommends that the City Council approve PUD-38, including the amendments to the <br />findings and conditions of approval effected by the Planning Commission, by taking the <br />following actions: <br /> <br />I. Find that the proposed PUD development plan is consistent with the General Plan and the <br />purposes of the PUD Ordinance; <br /> <br />2. Find that the project will not have a significant effect on the environment and that the <br />project would have a de minimus impact on wildlife, and adopt the resolution approving <br />the Negative Declaration as shown on Exhibit C (Attachment 3). <br /> <br />3. Introduce the draft ordinance approving PUD-38 for a rezoning of 4.2 acres from Planned <br />Unit Development (PUD) and Agriculture (A) to Planned Unit Development - Medium <br />Density Residential and for a Development Plan for an II-unit residential development as <br />shown on Exhibit A, subject to the conditions of approval listed in Exhibit B <br />(Attachment 2). <br /> <br />SUMMARY <br /> <br />Staff finds that the proposed project is consistent with the goals and policies of the City of <br />Pleasanton, is consistent with the General Plan and Housing Element, and will provide II new <br />housing opportunities consistent as an infill development within the surrounding area in regard to <br />density, site development, and architecture. The proposed project adds to the buildout and <br />completion of the Rose Avenue residential area which is in close proximity to Downtown. <br />Moreover, the proposed development would not require the extension of Rose Avenue to Valley <br />Avenue. <br /> <br />Staff believes that the conditions of approval adequately address the issues raised by the <br />surrounding neighbors, adjacent property owners, and the Planning Commission. <br /> <br />SR06:013 <br />Page 2 of 17 <br />
