<br />EXHIBIT B <br />CONDITIONS OF APPROVAL <br /> <br />P AP-88/PDR-482, David Quartaroli <br />5210 Clubhouse Drive, Mariposa Ranch Development <br />November 15, 2005 <br /> <br />Project-Specific Conditions: <br /> <br />I. The photovoltaic location shOVlIn on the site plan of Exhibit A is provided for conceptual <br />purposes only. The applicant shall implement the folloVlling measures in the design and <br />construction of the approved residential structure, to provide roof-mounted photo-voltaic <br />systems in the future: <br /> <br />a. Electrical conduit and "pull-strings" shall be installed from the roof/attic areas to <br />the building's main electrical panel(s). <br />b. Roof trusses shall be uengineered" to handle an additional load of five-pounds per <br />square foot beyond that of the load anticipated for roofing. <br />c. An area shall be provided near the electrical panel for the "inverter" required to <br />convert the direct current output from the photovoltaic panels to altemating <br />current. <br />d. A bi-directional electrical meter shall be installed. <br /> <br />These measures shall be shOVlIn on the building permit plan set submitted to the Planning <br />Director for revieVII and approval before issuance of the first building permit. The building <br />developer shall provide the necessary information and the plans delineating hoVII the <br />photovoltaic panels are applied on the roof, prior to issuance of a building permit. The <br />roof-mounted photovoltaic systems shall be physically and visually integrated VIIith the <br />structure's roof materials and design, e.g., surface mounted, 10VII profile, etc., to the <br />satisfaction of the Planning Director <br /> <br />2. The electrical plan for this home shall provide telecommunications infrastructure <br />consistent VIIith state-of-the-art methods, e.g., cabling for DSL service, VIIiring for total <br />room access, etc., in effect at the time that building permit(s) are issued. The plan shall be <br />part of the building permits issued for plumbing and electrical. <br /> <br />3. Only natural gas buming fireplaces or USEPA-approved VIIoodlpellet buming stoves shall <br />be installed in the house covered by this approval. This detail shall be shOVlIn on the <br />building permit plan set. <br /> <br />4. Safety nets to protect the house from the proximity of the golf course are not alloVlled. <br /> <br />3 <br />
