<br />l\I1:r. Iserson summarized the staff report", and described the history and scope of the <br />project. The applicant submitted a plan vvhich shovved the various proposed structures on <br />it", as vvell as a landscaping plan vvith the original application_ He noted that the original <br />landscaping plan -vvas superceded,. a.r1d the applicant decided to plant 160 redvvood trees to <br />properly screen the site from vievv. <br /> <br />Staf:T believed the structures vvere vvell design.ed,. and that. the use of stone and brick <br />materials on the cabanas", carport" and arbor blended in vvith the area. Staff believed the <br />playhouse design vvas creative and very attractive", and that the proposed landscaping <br />vvould mitigate the visibility to the neighbors. <br /> <br />The City has routinely allovved building outside the structure"'s envelope,. as long as they <br />vvere on flat area. J\...1:ore recently,. the City has approved some structures that encroach into <br />ma.r1ufactured sloped areas. He noted that the F ~R vvas only 15~. Staff suggested that the <br />pool and pool equipment be moved onto the flat area", rather than to dig into the slope <br />bank" because there vvas suf-"ficient room on the flat area_ He noted that any grading vvould <br />be minor,. and that a soils report may not be required_ I--Ie suggested that Condit.ion 9" <br />requiring a soils report", be deleted. <br /> <br />:rv1r. Iserson noted that communications had been received over the past several vveeks", <br />e:x:pressin.g some concems and many in .favor orthis project_ Staff believes that the <br />majority of people they had heard from vvere vvilling to support this proposaL Staff:- <br />believed the various structures -vvere appropriate for the site", and vvere very vvell screened. <br />He noted that only minor grading vvould be required. Staff recommended approvaL <br /> <br />In response to an inquiry by Commissioner l\/1aas,. I\I1r. Iserson replied that the applicants <br />agreed to adjust the location of the pool slightly. He noted that the applicants vvould <br />speak to the color change. <br /> <br />In response to an inquiry by Commissioner l\I1aas", I\I1r_ Iserson confirmed that there vvere: <br />man.y irregular lots and irregular grading on the site. I--Ie noted that an.y structure that vvas <br />not a primary structure vvas considered to be an accessory structure", including play <br />structures. <br /> <br />Commissioner Roberts recalled the concems from Gray Eagle vvith respect to potential <br />vievv blockage from redvvood trees. In response to l'1er inquiry", 1'v1:r. Iserson noted that l"1c <br />did not recall hearing any specific concern.s about tl-:te trees; 1.T10st o-f:- the concern.s <br />addressed the structure and visibility. <br /> <br />In response to an inquiry by Commissioner Sullivan", ]\.1fT.
