it dial not iit in_ She noted that although their garages were described as three-car garages,
they do not hold three cars because of the side entry_ She noted that any garage larger
than athree-car garage would not I3t into the neighborhood.
Shannon Witters, 3806 Picard Avenue, concurred with her neighbors' statements, and
wclcoaraed having a new neighbor across the street. She did not see a need to extend the
sidewalk in front of the Petersons' house at this time, and suggested that the araoney be set
aside for later. She agreed with the safety concerns raised by her neighbors, and would
like to see a temporary barrier to increase pedestrian safety_ She believed that the design
of the house on Lot 2 should blend with the rest of the neighborhood_
Shirley Lauer, 2221 Martin Avenue, spoke in favor of this item, and was pleased by the
Petersons' plans. She believed that the house could be designed to reflect the wishes of
the residents of Walnut Glen. She noted that the lot sizes were compatible with. the
concept of feathering, Shc would strongly support a 22 foot wide street so that two cars
could pass each other more easily.
Mike Kloos, 3830 Picard Avenue, noted that he was an original buyer in Phase I, and had
understood that Dennis Drive would not go through_ I-Ie noted that the students were
supposed to go to the school through the main entrance, and believed that the sidewalk
route was problematic with respect to the fence and the streets. He believed
that if Dennis Drive were to be widened to 28 feet, the hairpin corner, measured from
flow line to ilow line, was only 19 feet 9 inches. He noted that when the 9 inch speed
bumps were included, the total. usable area was approximately 18 feet. He noted that the
speed lin-ait going around that corner was 1 5 miles per hour, and that at a higher speed, it
would be impossible to avoid rum~aing over the speed bumps.
He welcomed the Petersons to the neighborhood, and urged them to design the new home
to be compatible with the rest of the neighborhood. I3e expressed concern about the
excessive speeds reach on this street. He noted that he has clocked cars at 50 miles per
hour. If the drivers are aware of the turn, they lock their brakes up to make the turn; if
they do not know it's there, they drill to the left side of the road to make the turn. He
noted. that drivers have encroached onto his lawn, leaviaig tire marks on the grass. He
believed that installing a sidewalk in front of the Petersons' house was short-sighted, and
araay create additional problems. He noted that the worst speeding problems occurred
during the morning and afternoon school drop-off/pick-up hours.
Commissioner Kemeny noted that staff could be requested to work with the Trafi3c
Division with respect to that problem. -
PLANNING COMMISSION MINUTES June 25, 2003 Page 16
