Mr_ Iserson understood that the design was a change for the Diaz's, and that the home
would be closer to them. He believed that the addition is contained within the area of
existing building, and that there would be minimal impacts to the neighbors_ He noted
that the windows to be added were small, and should not impact the neighbors' privacy
because of their size, location, and addition of the trees_ Staff recommended approval of
this application_
Commissioner Roberts advised that she had met with the applicant and toured the site_ In
response to her inquiry, Mr_ Iserson confirmed that the addition would not add to the
height of the home.
Commissioner Kameny noted that he had met with the applicant, and looked through the
applicants' house. He added that he looked through their bathroom and bedroom
windows. He noted that while the massiveness of the house might be a concern, he did
not believe that the privacy aspect would change.
Chairperson Arkin noted that he had spoken with the applicants and the Diaz's_
Commissioner Maas advised that she had met with the applicant.
THE PUBLIC HEARING WAS OPENED.
Mr_ Greg Crofton and Nancy Crofton, 4757 Peaceful Lane, applicant, noted that he
worked out of his home. Mr_ CroRon noted that as East Coast transplants, they frequently
entertained guests, and that they needed more space to accommodate their guests. He
noted that when they bought the house, they realized that they may need to build an
addition to increase the number of bedrooms. He noted that Nancy had inquired about the
requirements for an addition at the Plaiiiiing Department, and that they had consulted
with an architect familiar with Pleasanton additions before purchasing the home. In
addition, they would like for their son and daughter to have separate bedrooms. He noted
that they took the neighbors' concerns to heart, and made a serious effort to mitigate
them. He noted that while the addition would add 1,457 square feet, 389 square feet of it
would be the underground basement, which would not impact the above-ground massing.
Mr_ Crofton requested that with respect to the planting area, they would like to have a
larger pathway to access the back yard.
In response to an inquiry by Commissioner Roberts, Mr_ Iserson noted that a soils report
was required when a basement was built He noted that if Mr_ Crofton did not build the
basement, the soils report would not be required, and the Condition was recommended to
be modified to reflcct that.
A discussion of soils reports ensued.
PLANNING COMMISSION MIN i_JTES June 11, 2003 Page 7
