<br />EXHIBIT B <br />CONDITIONS OF APPROVAL <br /> <br />PADR-1271 (PAP-80IPAP-82), Benjamin and .Joyce Diaz <br />4769 Peaceful Lane <br />October 18, 2005 <br /> <br />1. The proposed addition shall conform substantially to the site plan and building elevations, Exhibit A <br />(dated July 19, 2005), on file with the Planning Department, except as modified by these conditions. <br /> <br />2. At the time of submitting plans to the Building Department, the applicant shall revise existing plans <br />to show four (4) full building elevations, the location of the HV AC unit, and a cut sheet from the <br />manufacturer describing the specifications of the HV AC unit. The HV AC unit may have no greater <br />impact (by either noise and/or location) to the side neighbors' property than currently exists. <br /> <br />3. Prior to issuance of a building permit, a Civil Engineer certified by the State of Califomia shall <br />verify that any grading required for any retaining walls on the property will not undermine the <br />integrity of the existing slopes. <br /> <br />4. Any exterior lighting shall limit glare on surrounding properties. No up-lighting shall be permitted. <br /> <br />5. The colors and materials of the addition shall match those of the existing structure. <br /> <br />6. All site improvements and construction activities shall be limited to the hours of 8:00 a.m. to <br />5:00 p.m., Monday through Friday. All construction equipment must meet DMV noise standards <br />and shall be equipped with muffling devices. No construction activities shall be allowed on Federal <br />holidays. <br /> <br />7. All appropriate City permits shall be obtained prior to the construction of the addition. <br /> <br />8. The applicant shall replace the three trees to be removed for construction with three evergreen trees <br />of either IS-gallon or 24-inch box size. The location and size of the trees shall be determined by the <br />Planning Director to achieve maximum privacy screening. <br /> <br />9. The Diazes shall construct a new seven-foot tall fence on the Diaz/Crofton common property line, <br />similar in design to and compatible with the fence that the Croftons have already constructed on the <br />other sides of their property. The design of the fence shall be approved by the Planning Director. <br />The cost of the new fence shall be shared equally by the Diazes and the Croftons. The fence shall be <br />installed within six months of the date that the building permits are issued or when the addition is <br />finaled, whichever comes first. <br /> <br />(end) <br /> <br />3 <br />
