The Happy
Valley Specific Plan incorporated design standards for these lots which included the
present floor area ratios. According to Wayne and Brian, (the City anticipated that the
homes on the Mariposa Ranch lots would be estate size homes. Wayne and Brian also stated
that there was no discussion regarding maximum house size or reducing the maximum size for
the Mariposa ranch homes with the Specific Plan, the Golf Course/Mariposa Ranch PUD
development plan and design guidelines, nor with the major modification that further
developed the Mariposa Ranch design guidelines. Both the ,original PUD approval and
modification were found by the Planning Commission and by the City Council to be in
conformance with the Specific Plan.
We believe that the Quartaroli home proposed under PDR 482 is attractive and consistent
with the design standards established for the Mariposa Ranch development by the City
Council.
Respectfully,
Marion Pavan
-----Original Message-----
From: Spotorno Land & Livestock
[mailto:spotornolandlivestock@trivalley.com)
Sent: Tuesday, August 16, 2005 12:33 PM
To: Marion Pavan
Subject: P.S. reo Quartaroli (PDR 482)
Was the Happy Valley Specific Plan amended to accommodate these Mariposa
Ranch Homes? The garage is the size of a modest home - we had rental homes
smaller than l400+sg. ft. Our concern is that the specs on this home do not
comply with the stipulation in the Happy Valley Specific Plan that new
housing is to reflect and maintain the "charm and character of the
neighborhood" including the entire Happy Valley neighborhood - not just the
Mariposa Ranch development. Thank you.
Al Spotorno
1
