Although the proposed home is within the allowed FAR and height limitations, I feel, that <br /> even with its well-articulated, single story features, that the overall massing of the home on such a prominent Golf <br /> Course lot ignores the HVSP goal to maintain and preserve the semi-rural quality of the Happy Valley as well as the <br /> 1996 General Plan Community of Character Goal 18: "To preserve and enhance the semi-rural character of Happy <br /> Valley." If there is any possibility to better meet the adopted goals by reducing the overall massing of this home, then <br /> Planning should encouraged that the future Happy V alley resident undertake such efforts. <br /> A community and HVSP objective is to preserve our ability to enjoy the night skies: <br /> S The rear yard landscaping plan, while attractive, doesn't depict the appropriate number of lights necessary for basic <br /> safety or use _ I am concerned with the unknown number of light fixtures that may be used to arbitrary delineate the <br /> lawn area, highlight each tree, bare wall or column. <br /> S The front yard landscaping is nice too, however I am concerned with the number well (up) lights used to highlight <br /> the trees, the number of spot lights used to highlight the porch pilasters (in conjunction with the number fixtures that <br /> will be used for the porch and its three doorways) and the number of spot lights used on planting berm, The latter <br /> being a bit too commercial for a private home - or is this the future location of a monument sign for Mariposa Ranch? <br /> S I couldn't find the planned location of the require streetlamp or illuminated pilaster and I am concerned that the <br /> homeowner may be allowed to install six fixtures - two at the garage driveway and four for his Hollywood driveway. <br /> Considering the number of planned path lights, garden lights and the required and unknown number of <br /> streetlamp/pilaster plus the city's street light, this corner parcel can be a glaring example of what the HV community is <br /> trying to prevent. <br /> I have a few side questions: <br /> S Has anyone discussed the installation and use of a cistern or gray water system with this future Happy Valley <br /> resident? <br /> S Will the homeowner be encouraged actually install and use a photovoltaic system over just making the roof ready <br /> for such a system? <br /> S Will the homeowner be encouraged to use pervious driveway and patio materials whenever possible? <br /> Appreciate having the opportunity to comment, <br /> Vanessa Kawaihau <br /> 871 Sycamore Rd <br /> Pleasanton CA 94566 <br /> 925.846.4856 <br /> 10/14/2005 <br />
