~ Exhibit "B", Conditions of Approval PDR-482, 5210 Clubhouse Drive, Mariposa Ranch November 15,2005 Project-Specific Conditions: 1. The photovoltaic location shown on the site plan of Exhibit "A" is provided for conceptual purposes only. The applicant shall implement the following measures in the design and construction of the approved residential structure, to provide roof-mounted photo-voltaic systems in the future: a. Electrical conduit and "pull-strings" shall be installed from the roof/attic areas to the building's main electrical panel(s). b. Roof trusses shall be "engineered" to handle an additionalload of five-pounds per square foot beyond that of the load anticipated for roofing. c. An area shall be provided near the electrical panel for the "inverter" required to convert the direct current output from the photovoltaic panels to alternating current. d. A bi-directional electrical meter shall be installed. These measures shall be shown on the building permit plan set submitted to the Planning Director for review and approval before issuance of the first building permit. The build- ing developer shall provide the necessary information and the plans delineating how the photovoltaic panels are applied on the roof, prior to issuance of a building permit. The roof-mounted photovoltaic systems shall be physically and visually integrated with the structure's roof materials and design, e.g., surface mounted, low profile, etc., to the satis- faction of the Planning Director 2. The electrical plan for this home shall provide telecommunications infrastructure consis- tent with state-of-the-art methods, e.g., cabling for DSL service, wiring for total room ac- cess, etc., in effect at the time that building permit(s) are issued. The plan shall be part of the building permits issued for plumbing and electrical. 3. Only natural gas burning fireplaces or USEP A-approved wood/pellet burning stoves shall be installed in the house covered by this approval. This detail shall be shown on the build- ing permit plan set. 4. Safety nets to protect the house from the proximity of the golf course are not allowed. 5. Tree planting for this house shall be increased to one tree per 750 square feet of lot area for a total of 38 trees. The applicant shall focus on using valley oak and live oak species. This detail shall be shown on the building permit plan set to the satisfaction of the Plan- ning Director before issuance of a building permit. SR 05:320 Page] 0[8 I
