<br /> ~ <br /> Exhibit "B", Conditions of Approval <br /> PDR-482, 5210 Clubhouse Drive, Mariposa Ranch <br /> November 15,2005 <br /> Project-Specific Conditions: <br /> 1. The photovoltaic location shown on the site plan of Exhibit "A" is provided for conceptual <br /> purposes only. The applicant shall implement the following measures in the design and <br /> construction of the approved residential structure, to provide roof-mounted photo-voltaic <br /> systems in the future: <br /> a. Electrical conduit and "pull-strings" shall be installed from the roof/attic areas to <br /> the building's main electrical panel(s). <br /> b. Roof trusses shall be "engineered" to handle an additionalload of five-pounds per <br /> square foot beyond that of the load anticipated for roofing. <br /> c. An area shall be provided near the electrical panel for the "inverter" required to <br /> convert the direct current output from the photovoltaic panels to alternating current. <br /> d. A bi-directional electrical meter shall be installed. <br /> These measures shall be shown on the building permit plan set submitted to the Planning <br /> Director for review and approval before issuance of the first building permit. The build- <br /> ing developer shall provide the necessary information and the plans delineating how the <br /> photovoltaic panels are applied on the roof, prior to issuance of a building permit. The <br /> roof-mounted photovoltaic systems shall be physically and visually integrated with the <br /> structure's roof materials and design, e.g., surface mounted, low profile, etc., to the satis- <br /> faction of the Planning Director <br /> 2. The electrical plan for this home shall provide telecommunications infrastructure consis- <br /> tent with state-of-the-art methods, e.g., cabling for DSL service, wiring for total room ac- <br /> cess, etc., in effect at the time that building permit(s) are issued. The plan shall be part of <br /> the building permits issued for plumbing and electrical. <br /> 3. Only natural gas burning fireplaces or USEP A-approved wood/pellet burning stoves shall <br /> be installed in the house covered by this approval. This detail shall be shown on the build- <br /> ing permit plan set. <br /> 4. Safety nets to protect the house from the proximity of the golf course are not allowed. <br /> 5. Tree planting for this house shall be increased to one tree per 750 square feet of lot area <br /> for a total of 38 trees.
