Director, certifying that the pad and building locations (setbacks) are pursuant to the <br />approved plans, prior to receiving a foundation inspection for the structures. <br /> <br />34. The project developer shall implement the following measures with the construction of <br /> the structures covered by this approval so that the owners can install roof-mounted <br /> photovoltaic systems in the future: <br /> <br />a. Electrical conduit and cable shall be installed from the roof/attic areas to the <br /> buildings' main electrical panels. <br />b. Roof trusses shall be "engineered" to handle an additional load of five pounds (5- <br /> lbs.) per sq. ft. beyond that of the anticipated roofing. <br />c. An area shall be provided near the electrical panel for the "inverter" required to <br /> convert the direct current output from the photovoltaic panels to alternating <br /> current. <br /> <br />d. A bi-directional electrical meter shall be installed. <br /> <br />These measures shall be shown on the building permit plan set submitted to the Planning <br />Director for review and approval before issuance of the first building permit. The <br />project developer shall provide to the future homebuyers the necessary information <br />delineating the means by which photovoltaic panels can be applied to the roofs of the <br />structures covered by this approval. This information shall be submitted to the Director <br />of Planning for review and approval prior to occupancy of the first unit. <br /> <br />35. The applicant shall construct a 5-foot wide monolithic PCC sidewalk from the proposed <br /> driveway easterly to the southerly extension of the sidewalk on the westerly sidewalk on <br /> Amaral Circle, unless otherwise approved by the City Engineer. The applicant shall <br /> install a ramp for the handicapped at the terminus of the sidewalk. The sidewalk detail <br /> shall be shown on plans submitted to the Building Department and shall be approved by <br /> the City Engineer. <br /> <br />36. Any proposed outdoor lighting for the subject property shall be of Iow intensity, less <br /> than a 70-watt point source, in order to minimize its visibility. Outdoor lighting shall <br /> also not glare onto adjacent proper, ties. <br /> <br />37. All backflow prevention devices installed with the development shall be painted forest <br /> green (Pantone Color System Number 357) and shall be screened from view from <br /> public/private streets. Screens shall consist of berms, walls, or landscaping <br /> satisfactorily integrated into the landscape plan. Landscape screens shall include <br /> shrubbery designed by species and planting density to establish a complete screen within <br /> one year from the date of planting. Weather protection devices such as measures to <br /> protect pipes from freezing shall require approval by the Planning Director prior to use; <br /> <br /> <br />
