89. <br /> <br />90. <br /> <br />91. <br /> <br />92. <br /> <br />93. <br /> <br />94. <br /> <br />95. <br /> <br />Unless used for landscape/vineyard irrigation, the existing wells <br />located on the property shall be abandoned per Zone 7 standards. <br /> <br />All subdrains shall have clean-out installed at the beginning of the <br />pipe. The bottom of the pipe shall terminate in a storm drain or <br />other storm drain outfall, subject the approval of the City Engineer. <br />The project developer's engineer shall submit a final subdrain <br />location map to the City Engineer prior to the City's acceptance of <br />the Public Improvements. It shall be the responsibility of the <br />homeowner to relocate the subdmins if, during the excavation of a <br />pool or other subsurface sU'ucture, the subdrains are encountered. <br />All lots covered by this PUD Development Plan shall have <br />disclosures identifying the locations of the subdrains to the future <br />homeowners. The disclosure shall be recorded over the lots by <br />separate ins~ument with recordation of the final subdivision maps. <br />The disclosure shall be reviewed by the City Attorney before <br />recordation. <br /> <br />The perimeter of all building foundations and all retaining walls <br />shall be designed with subdrains. Said drains shall be conllected to <br />the street gutter or other means determined to be acceptable to the <br />City Engineer. <br /> <br />The project developer shall obtain all necessary State and Federal <br />agency environmental permits before approval of the final <br />subdivision map or, at the discretion of the City Engineer and <br />Planning Director, the issuance of a grading permit. <br /> <br />The storm drainage from each lot shall be directed to the street or to <br />an approved storm drain system in accordance with Sections <br />2907(b)(5) and 7012(d) of the 1988 Uniform Building Code unless <br />otherwise approved by the Director of Building Inspection and the <br />City Engineer. <br /> <br />Unless otherwise approved by the City Engineer, all fill and cut <br />slopes shall be 3:1, horizontal to vertical; short cut slopes located <br />between lots may be 2:1, horizontal to vertical if approved by the <br />City Engineer and the project's Engineering Geologist. <br /> <br />With recordation of the final subdivision map, the project developer <br />shall abandon all access rights to Old Vineyard Avenue.
