disclosures/deed restrictions shall be submitted to the City Attorney <br />and to the Planning Director for review and approval before <br />recordation. <br /> <br />35. <br /> <br />At the tentative map stage, the value of the heritage trees to be <br />removed, not including orchard trees, shall be appraised and shall be <br />paid to the City's Urban Forestry Fund at the time of recordation of <br />the Final Subdivision Map. <br /> <br />LnndlseaoinR and Irritation System Design and Operation <br /> <br />36. <br /> <br />The project developer shall provide root control barriers and four inch (4") <br />perforated pipes for parking lot trees, street trees, and trees in planting areas <br />less than ten feet (10' 0") in width, as determined necessary by the Planning <br />Director at the time of review of the final landscape plans. <br /> <br />37. <br /> <br />Tree size used in the project shall vary from five (5)-gallon size to <br />48-inch box or larger trees. Larger trees shall be supplemented by <br />faster growing small-sized trees. Any tree smaller than 24-inch box <br />size shall be planted with a deer protection mechanism approved by <br />the project landscape architect. The final number of trees of each <br />size shall be stated on the final landscape plan and shall at a <br />minimum meet the Specific Plan's tree replacement requirements. <br /> <br />38. <br /> <br />The project developer shall submit detailed landscape and irrigation <br />plans, subject to the review and approval of the Planning Director <br />and City Landscape Architect, as part of the improvement plans. <br />These plans shall include a street tree planting plan and landscape <br />plans for all street fights-of-way, landscape trails and berm areas, <br />open space areas, and landscape screening. The irrigation plan shall <br />provide for automatic controls. Said landscape plan shall be <br />consistent with the approved landscape plan plus any conditions of <br />approval, and shall be detailed in terms of species, location, size, <br />quantifies, and spacing. <br /> <br />39. <br /> <br />Restrictions minimizing the use of herbicides for the future <br />landscaping in the proposed development shall be submitted for the <br />review and approval of the City Landscape Amhitect prior to the <br />approval of the final improvement plans. These restrictions shall be <br />listed in the project CC&Rs. Additionally, the homeowners <br />association shall be responsible for ensuring that these restrictions <br />are followed for the maintenance of the open space areas and <br />association-maintained areas. <br /> <br />Conditions of Approval, PUD-5, Centex Homes' Apperson Ridge <br /> Page 17 <br /> <br />J~eS. 2~l <br /> <br /> <br />
