Building Amhitecture <br />(1) The proposed buildings shall be modified to incorporate the <br /> recommendations included in the excerpt fi.om the October <br /> 26, 2000 letter from Turnbull Griffin & Haesloop Architects. <br /> Final review and approval shall be made by the Planning <br /> Director prior to issuance of building permits. <br />(2) Painted surfaces of the primary wall areas oftbe buildings <br /> shall be a minimum of 40 percent on the gray scale. <br />(3) Garage doors should be painted predominantly in the same <br /> wall color unless the garage doors are not visible fi.om <br /> off-site. Trim on garage doors is acceptable. <br /> <br />Caretaker's Unit <br /> <br />The caretaker's unit site shall be as shown on the development plan. Prior <br />to its development, the site shall be determined to be acceptable as a result <br />ora focused geotechnical study of the site and access road. The unit shall <br />be subject to design review by the Planning Commission. When sited, it <br />shall provide room for a 20' access road to pass it in order to connect the <br />planned EVA to the Konig property. Landscaping appropriate to its setting <br />shall be included. <br /> <br />Second Units <br /> <br />This PUD Development Plan approval shall function as a conditional use <br />permit for the second units which may be constructed at the time of initial <br />construction, as shown on the Apperson LDR house plotting plan. The <br />following requirements shall apply: <br /> <br />Only one (1) residential unit on the subject property may be rented. <br />The other unit shall be owner-occupied. The dwelling's owner shall <br />be signatory to any lease for the second unit. The second unit shall <br />be occupied by no more than two (2) adults, although there shall be <br />no limit on the number of children. The project developer shall <br />prepare a deed restriction to this effect for these lots and shall submit <br />it to the City Attorney for review and approval prior to recordation <br />of the first final subdivision map. <br />In no case shall the second unit be sold, subdivided, or held under <br />different legal ownership from the primary residence. <br />One (1) off-street parking space shall be made continuously <br />available to the occupant(s) of the second unit for parking. In the <br />event that the occupant(s) of the second unit own and operate more <br />than one (1) auto, all vehicles shall be accommodated on-site. <br /> <br />Conditions of Approval, PUD-5, Centex Homes' Appemon Ridge <br /> Page 9 <br /> <br />June 5. 2001 <br /> <br /> <br />
