Exhibit B <br />Conditions of Approval <br />PUD-88-16-2M <br /> <br />Planaing <br /> <br />The fence shall be substantially as shown on the development plan.q, Exhibit "A," dated <br />"received June 11, 1999" on file with the Planning Depai'tment, except as modified by the <br />following conditions. Minor changes to the plans may be allowed subject to the approval <br />of the Planning Director if found to be in substantial conformance with the approved <br />exhibits. <br /> <br />The seven-foot high solid fencing with lattice shall be permitted to be retained on the rear <br />lot line of 8031 Bethel Lane, except that the three sections of the fence currently not <br />having lattice (approximately 24 feet in length) shall be removed and replaced with a <br />wood and wire (open style) fence matching the fence in the side yard (extending between <br />the garage and rear property line). <br /> <br />The applicant shall prepare a landscape plan for review and approval by the Planning <br />Director with at least five 5-gallon shrubs placed along the open fencing along the <br />driveway. The plan shall also include shrubs (five-gallon size minimum) installed <br />adjoining the new 24-foot long open fence segment on the rear property line (within the <br />yard of the applicant). <br /> <br />The applicant shall apply for and receive all applicable buildings permits for the fence <br />which is being retained. <br /> <br />The portion of the fence to be removed and the landscaping/irrigation shall be installed <br />within one month of the effective date of this approval. The effective approval date is <br />July 5, 2001. <br /> <br /> <br />
