Landscape guideline No: 3 shall be modified to read as follows: <br /> <br /> Removal of any existing trees will require prior approval by the City of <br />Pleasanton. .dn arborist's report shall accompany any request to remove a tree. <br />Mitigation measures for tree removal will be determined on a case-by-case basis. <br />Mitigation will be primarily based on the tree species, size, health, and whether it <br />provides screening of an existing or proposed structure from the valley floor. <br /> <br />Said modifications shall be incorporated into a final edition of the design <br />guidelines which shall be subject to the review and approval by the Planning <br />Director. <br /> <br />The recommendations of the Fire Management Plan prapamd by Wildland <br />Resource Management, Inc. dated September 26, 2000, are hereby incorporated <br />into the conditions of approval for this project. <br /> <br />Prior to approval of a Final Parcel Map, the developer shall prepare a Wildland <br />Fire Management Plan for Lot 3 for review and approval by the Planning Director <br />and Fire Chief. <br /> <br />If any new grading or tree removal beyond that already completed for Lots 1 <br />through 3 is to begin during the raptor nesting season (Febnmry 1 to August 31), a <br />focused survey for raptor nests shall be conducted by a qualified biologist during <br />the nesting season. The survey shall be conducted no less than fourteen (14) days, <br />and no more than thirty (30) days, prior to the beginning of grading, tree removal <br />and/or construction. If nesting raptors are found during the focnsod survey, no <br />grading, ~ree removal, or construction shall occur within five hundred feet (500' <br />0") of an active nest until the young have fledged - as determined by a qualified <br />biologist - or until the project developer receives written approval from California <br />Department of Fish and Game personnel to proceed. The written findings of the <br />· biologist shall be provided to the Planning Director within thirty (30) days of the <br />start of grading. <br /> <br /> <br />
