<br />15. The project developer shall provide all buyers with copies of the project conditions <br /> of approval. <br />16. The applicant shall pay shares based on the original Berlogar parcel, as shown in <br /> the Vineyard A venue Corridor Specific Plan, at the time of recordation of the final <br /> map, unless a modification to the Shared Infrastructure Financing Plan is <br /> approved. <br />17. The project developer of the Berlogar property shall "stub" full public utilities at <br /> the northwesterly property line of the Chrisman property. All public and private <br /> utilities serving Chrisman Lots 1 through 10 would be required to be connected to <br /> these utility "stubs." <br />18. Both the Berlogar and Chrisman projects shall ultimately have a single <br /> homeowners association to own and maintain the common areas and facilities <br /> covered by PUD-05 and by Tract 7399. The homeowners association shall be <br /> created with the first subdivision. The CC&Rs creating the homeowners <br /> association shall provide the means by which the development on the Chrisman <br /> property will be annexed into the association. No approval of the existing <br /> association or its homeowners will be necessary to effectuate this annexation. The <br /> CC&Rs shall be subject to the approval of the City Attorney's Office prior to their <br /> recordation. <br />19. A list of all green building measures used in the design of the home(s) shall be <br /> provided for the review and approval of the Planning Director with the application <br /> for design review approval for the home(s). Each home shall be designed to <br /> include a minimum of 50 points using the ACWMA's Green Points rating system <br /> with a minimum of ten points in each category (Resources, Energy, and <br /> IAQlHealth). <br />20. The project developer shall submit a waste management plan to the Building <br /> Department prior to issuance of building or demolition permits. The plan shall <br /> include the estimated composition and quantities of waste to be generated and how <br /> the project developer intends to recycle at least 50-percent of the total job site <br /> construction and demolition waste measured by weight or volume. Proof of <br /> compliance shall be provided to the Chief Building Official prior to the issuance <br /> of a final building permit. During demolition and construction, the project <br /> developer shall mark all trash disposal bins "trash materials only" and all recycling <br /> bins "recycling materials only." The project developer shall contact Pleasanton <br /> Garbage Service for the disposal of all waste from the site. <br />{end} <br /> 3 <br />
