Exhibit "B" <br /> <br />Final Conditions of Approval for PUD-00-01 <br /> (City Council Approval) <br /> <br />March 7, 2001 <br /> <br />General Conditions: <br /> <br />The subdivision, public improvements, landscaping, and buildings, including materials <br />and colors, covered by this approval shall be constructed and/or implemented substan- <br />tially as shown on the development plans, Exhibit "A", dated "Received February 8, <br />2001" on file with the Planning Department, except as modified by the following condi- <br />tions. Minor changes to the plans may be allowed subject to the approval of the Planning <br />Director if found to be in substantial conformance to the approved exhibits. <br /> <br />All conditions and requirements of the Vineyard Avenue Corridor Specific Plan and the <br />adopted mitigation measures of the Final Environmental Impact Report shall be applica- <br />ble to this PUD Development Plan. <br /> <br />Any change proposed on Lots 30 through 36 of this PUD Development Plan, including, <br />but not limited to, building designs and siting, grading, decreases in the application of <br />green building measures, etc., shall require a major modification of the PUD Develop- <br />ment Plan. <br /> <br />Parcel "B" shall be subject to design review approval prior to construction. Building and <br />site design shall implement the design and use standards set forth by the Vineyard Ave- <br />nue Corridor Specific Plan, the "Vineyard Village Architectural Design Guidelines, <br />Vineyard Avenue Corridor Specific Plan", dated May 25, 2000, and the "Vineyard Vil- <br />lage Landscape Design Guidelines" dated July 19, 2000. <br /> <br />Lots 1 through 36 and Parcel "B" of this PUD Development Plan shall be subject to the <br />following uses and site development standards: <br /> <br />Permitted Uses: The following uses shall be permitted on all lots covered by this <br />PUD approval: <br /> <br />Single-family detached housing; <br />Household pets; <br />Accessory structures and uses including but not limited to a private garage, liv- <br />ing area without a kitchen, enclosed storage, and recreation room; <br /> <br />PUD-O0-OI (CIO~ Council approvaO Page I of 28 March 7, 2000 <br /> <br /> <br />
