This requirement specifically
incorporates the "Integrated Pest Management" and "Sustainable Agricultural Prac-
tices'' portion of the "Vineyard Development Plan". Any modification to the main-
tenance of the vineyard or contemplated in that plan shall be required to first receive
approval from the City Planning Commission; in no event shall uses other than agri-
cultural/open space uses utilize the area shown as vineyard in Exhibit "D'.

An Agricultural easement covering parcel "A" shall be recorded with the first final
map creating Parcel "A". The agricultural easement substantially similar to Exhibit
"D" over Parcel "A" shall be conveyed to the City of Pleasanton to ensure the per-
manency of the permitted and conditionally permitted agricultural uses specified for
this area by the Vineyard Avenue Corridor Specific Plan. Wording for the easement
shall be submitted to the City Attorney for review and approval before recordation
of the final subdivision map.

The orchard area shown in Exhibit "D" shall be installed at the same time as the
vineyard Planting. A final plan showing the details of this orchard area, including a
planting plan, maintenance plan, and pest management plan, shall be submitted to
the Planning Director for review and approval prior to approval of the final map
creating this parcel.

The "notch area" between Lots 22 and 23 shall be landscaped and maintained in a
manner compatible with the vineyard and residential adjacencies at the time that the
vineyard is planted. The "notch area" may be partially or wholly incorporated into
the development project and maintained by the owners association. The final de-
termination of ownership and landscape maintenance requirements shall be made
prior to filing the final subdivision map creating parcel "A" and shall be reflected on
that map. The landscape plan shall require review and approval by the Planning Di-
rector prior to its installation.

The combined area for the areas that are not vineyard, omhard, nor "notch" shall be
up to two- (2-) acres in size. This area may be used for residential and agricultural
outbuilding uses allowed on the site. The area designated for this non-agricultural/
open-space use shall be delineated on the tentative subdivision map creating Parcel
"A" and shall be reflected in the Agricultural easement to be placed on parcel "A" at
the time of the Final Subdivision Map.

All buildings and other improvements proposed within this residential/agricultural
outbuilding compound shall be subject to design review approval by the Planning
Commission.
