The applicants shall investigate photovoltaic panels and other alternative power generation means which shall be designed to carry some of the energy load for the building. The applicants shall include building modifications to accommodate photovoltalc panels at a minimum, and, if found to be feasible by the Planning Director, shall install photovoltaic panels or other alternative power generation means with the construction of the building. 94. The applicants shall install a designated outdoor smoking area with seating for the office building. The applicants shall locate the smoking area an adequate distance fi.om entry doors to insure that smoke does not enter the building. Furthermore, the applicants shall attempt to locate the smoking area away from the surrounding residences. The final design of the smoking area shall be shown on the plans submitted for issuance of building permits and shall be subject to the review and approval by the Planning Director prior to issuance of building permits for the project. 95. The applicants shall work with the developers of the Kaiser Aluminum and Chemical Corporation property at 6177 Sunol Boulevard to participate in a transportation systems management plan to reduce vehicular traffic. 96. The applicants shall remove and replace the existing 6 foot high chain link fencing along the southern property line with a new 4 foot tall wrought iron style fence. The new fence shall be installed within the southern street side landscaped area beginning at the easterly property line and ending approximately 10 to 15 feet back from Sunol Boulevard. The final location and design of the fence shall be subject to review and approval by the Planning Director prior to issuance of building permits. The fence shall be installed prior to occupancy of the office building. The applicants shall maintain and repaint the fence, as necessary, to keep it in good condition. 97. The applicants shall install a 30 inch tall wrought iron style fence along the Gudaltis' eastern property line between the northern end of the new 6 foot tall masonry wall and the fi.om property line. The fence and support post locations shall be adjusted as necessary to reduce impacts on the existing redwood and oak trees near the eastern property line. The final location and design of the fence shall be subject to review and approval by the Planning Director prior to issuance of building permits. The fence shall be installed prior to occupancy of the office building.
