<br /> EXHIBIT B <br />DRAFT CONDITIONS OF APPROVAL <br /> PADR-1271, Diaz Residence <br /> 4769 Peaceful Lane <br /> September 20, 2005 <br />1. The proposed addition shall conform substantially to the site plan and building elevations, <br />Exhibit A (dated July 19,2005), on file with the Planning Department, except as modified by <br />these conditions. <br />2. At the time of submitting plans to the Building Department, the applicant shall revise <br />existing plans to show four (4) full building elevations, the location of the HV AC unit, and a <br />cut sheet from the manufacturer describing the specifications of the HV AC unit. The HV AC <br />unit may have no greater impact (by either noise and/or location) to the side neighbors' <br />property than currently exists. <br />3. Prior to issuance of a building permit, a Civil Engineer certified by the State of California <br />shall verify that any grading required for any retaining walls on the property will not <br />undermine the integrity of the existing slopes. <br />4. Any exterior lighting shall limit glare on surrounding properties. No up-lighting shall be <br />permitted. <br />5. The colors and materials of the addition shall match those of the existing structure. <br />6. All site improvements and construction activities shall be limited to the hours of8:00 a.m. to <br />5:00 p.m., Monday through Friday. All construction equipment must meet DMV noise <br />standards and shall be equipped with muffling devices. No construction activities shall be <br />allowed on Federal holidays. <br />7. All appropriate City permits shall be obtained prior to the construction of the addition. <br />g, The applicant shall replace the three trees to be removed for construction with three 15- <br />gallon sized trees, the locations and types of which shall be subject to the review and <br />approval of the Planning Director to provide the maximum screening possible. <br /> {END} <br />
