The design of these dispensers <br />shall be approved by the Planning Director. Dispensers within the public right-of-way <br />shall require an encroachtnent permit by the Engineering Department. <br /> <br />Landscaping and Irrigation System Design and Operation: <br /> <br />29. <br /> <br />The project developer shall enter into an agrccmcut with the City, approved by the City <br />Attorney, which guarantees that all landscaping and open space areas included in this <br />project will be maintained at all times in a manner consistent with the approved landscape <br />plan for this development. Said agreement shall run with the land for the duration of the <br />existence of the structures located on the subject property. <br /> <br />30. <br /> <br />The proposed liquidamber species shall be replaced with a visually equivalent tree. This <br />change shall be shown on the revised landscape plan submitted to the Planning Director <br />fbr review and approval before issuas~ce of a building permit. <br /> <br />31. <br /> <br />All ncw trccs shall be V,venty-four-inch (24") box size specimens. This change shall bc <br />shown on the final building permit plan set submitted for review and approval to the <br />Planning Director before issuance of a building permit. <br /> <br />32. <br /> <br />A final landscape plan and irrigation plan shall be subinittcd to and approved by Planning <br />Director as part of the building permit plan set priur to issuance of an on-site permit. <br />Said landscape plan shall be consistent with the approved landscape plan plus any condi- <br />tions of approval, and shall be detailed in terms of species, location, size, quantities, and <br />spacing. <br /> <br />33. <br /> <br />All shrubs used in landscaping be a minimum size of five (5) gallons, unless otherwise <br />shown on the approved landscape plan. <br /> <br />34. <br /> <br />Six inch (6") vertical concrete curbs or railroad ties shall be installed between all paved <br />and landscaped areas. <br /> <br />35. <br /> <br />The project developer shall provide root control barriers and four inch (4") perforated <br />pipes for parking lot trees, street trees, and trees in planting areas less than ten fcct (10' <br />0") in width, as dctcrmined necessary by the Planning Director at the time of review of <br />the final landscape plans. <br /> <br /> <br />
